Next Steps

We look after our properties and we only work with Landlords who are happy to keep their properties to a high standard. We therefore, look for decent tenants who pay their rent on time and respect others. Communication is very important to us and we always encourage all our tenants to let us know of any issues whether it is about the house or payments.


Accommodation Availability

Please text or call us and we will let you know what is available and what will be available in the future if you do not need accommodation immediately.



We are flexible and can do viewings any day of the week throughout the day and evening subject to our availability of course.


We can show you a selection of accommodation if we have a few available.


How to reserve accommodation

A holding deposit is payable, which then becomes your deposit.


We will need you to complete an Application Form so that we can gather some information about you and your circumstances.


We ask for Payslips / Bank statements for proof of work and income.


We can send you a copy of the Tenancy agreement in advance so you can go through this and ask any questions you may have.


Your deposit will be registered either with The Deposit Protection Scheme. It is a legal obligation for all deposits to be registered with one of the 3 nominated deposit companies. You will receive a Deposit Registration Ceritficate.


Your deposit is fully refundable at the end of your tenancy as long as you have cleaned the accommodation / areas you are responsible for. All belongings must have been removed. We take into account reasonable Wear and Tear. If you break or damage anything we would expect you to replace it. We dont want to keep anyone's deposit.


Moving In

You can move in quickly, within 24 hours if the room is ready and you have the monies.


We will conduct a Check In with you and we will go through a Tenancy Agreement, Room Inventory, Safety and Security, show you where everything is, provide you with keys for your room and the house and introduce you to the other tenants (if they are in at the time).


Move In Monies

Prior to moving in or you will need to pay the following:

  • Rent for the month
  • Your Deposit


Monthly Rent

The rent is payable on the 1st working day of every month in advance.

It must be paid by Standing Order into our account. No Cash.

We can provide invoices/receipts if required.


Tenancy Agreement

  • Shared accommodation: initially for 2-6 months and can be extended.
  • Flat/house: initially for 6 months and can be extended.

We can consider shorter tenancies from time to time. Please feel free to discuss with us.



We maintain the properties on an ongoing basis.

You must let us know if there are any issues with the house - leaks, faulty / broken items, anything that compromises safety and security etc...


Ending a tenancy

We will contact you prior to the end of your initial Tenancy agreement. You can leave at the end of that initial tenancy.


If you wish to remain in the property we can extend the tenancy and it would become a "statutory periodic tenancy" which would just be a rolling contract. You would then just need to provide 1 months notice when you know you are leaving.
