Single lets / whole properties to rent
- Rent: Payable per calender month, in advance. It excludes bills.
- Insurance: Landlords will have buildings insurance.
- Furnishings: Properties come unfurnished. Sometimes there are some built in appliances.
Shared properties to rent - Renting a room
- Rent: Payable per calender month, in advance.
- All Inclusive: Tends to include unlimited WIFI, Electricity,
Gas, Water rates, Council Tax*, Television Licence for communal areas, Cleaner for the communal areas, Gardening, General Maintenance.
- Insurance: Landlords will have buildings insurance.
- Furnishings: Properties & rooms come fully furnished.
- Typical bedrooms will have - double bed with good quality mattress, wardrobe, chest of drawers, desk, chair, lamp, mirror, bin.
- Ensuite bedrooms will have a minimum of a shower, toilet, sink, mirror, bin.
Maintenance
- All properties are maintained to a high standard and we value prompt communication from our tenants to let us know about any maintenance required. We also visit periodically
to check all is well.
Reporting Maintenance or anything else:
Safety and Security
- All the houses have:
- Smoke, Heat detectors and Carbon Monoxide alarms where required.
- Gas Safety Certificates - tests are carried out annually.
- Electrical Inspection Condition Reports - EICR
- PAT test (electrical safety
testing) on appliances supplied by the Landlords /Us - tests are carried out annually.
- EPCs - Energy Performance
Certificates
*Some shared housing does not incude council tax
if the valuations office has classed each room as a dwelling. Therefore, council tax may not be included in the all inclusive rent in this case. This happens very rarely, but it can
happen.
